We're a real estate investment firm tracking 20+ deals at any time. Need to track: property details, purchase price, ARV estimates, rehab budgets, and closing timelines. Also need a property management board for rentals. What's the best monday.com setup? Should we use separate boards or one unified system?

Two-board system works best: 1) Acquisition Board (deals in pipeline with stages: Lead → Under Contract → Due Diligence → Closed), 2) Property Management Board (rental properties with tenant info, lease dates, maintenance). Key columns: Purchase Price, ARV (After Repair Value), Rehab Budget, Cap Rate (formula), Closing Date. Use the 'Formula' column extensively for investment metrics. Link properties to deals for history.

Add a 'Documents' board linked to both. Store contracts, inspections, appraisals there. Use the 'Item ID' column for easy reference. For property management: track rent payments with a simple status column - Paid, Late, Overdue.
